Types of Warranties

Roof Warranties are more than just a piece of paper. They can be a valuable tool in understanding the quality of the roof system that you are purchasing. In general, Roof Systems that have high quality Roof Warranties are usually composed of high quality roof components. Normally, the best Roof Warranties are those provided by Roofing Manufacturers. When you obtain a Manufacturer’s Warranty, it’s backed by the full financial strength of that Manufacturer. When the Roofing Manufacturer is providing the warranty, they control the types of systems that can be installed and the quality of products that are used. If a Manufacturer is providing a Ten (10) Year Warranty, they normally will allow their standard systems and standard materials to be used. If they provide a Fifteen (15) Year or Twenty (20) Year Warranty, they will normally require upgraded types of Roof Systems and/or upgraded types of Roofing Materials. The main types of Roofing Warranties are:

Roofing Contractor Warranties

A Roofing Contractor’s Warranty is simply a warranty stating the Roofing Contractor’s obligations. Most Roofing Contractor Warranties are usually limited. Evans Roofing Company’s Standard Roof Warranty includes repairs to leakage caused by defects in either Materials or Workmanship. Our standard Roofing Warranty is for Five Years and is transferable in the event that the building is sold.

Manufacturer’s Materials Warranties

One type of Roofing Manufacturer’s Warranty is a “Materials Warranty”. This is a limited type of warranty that covers defects in materials only. It does not cover defects in labor. In most cases, there is no additional charge for this type of warranty.

Manufacturer’s Labor And Material Warranties

Another type of Roofing Manufacturer’s Warranty is a “Labor and Material Warranty”. This is also a limited type of warranty. It covers defects in both materials and labor. However, it usually has maximum limits as to what the Manufacturer is liable for. Also, it is often pro-rated and the limits can depend upon when the problem occurs. There is normally a small fee for this type of warranty.

Manufacturer’s “No Dollar Limit” (Ndl) Warranties

The best type of Manufacturer’s Warranty is a “No Dollar Limit” (NDL) Warranty. Most of these types of Warranties include completely repairing the problem, no matter what it takes (hence the term “No Dollar Limit”). The Manufacturer will take care of the problem, even if it requires complete re-roofing. The Warranty only includes roof leakage that is caused by defects in labor or materials. It does not include damage caused by abuse to the roof. There is normally a charge for “No Dollar” Limit” Warranties. These warranties, like all Manufacturer Warranties, are subject to certain terms and limitations stated by the Manufacturer.

Manufacturer’s “Roof System” Warranties

Most Roof Warranties are “membrane only” warranties. They include only the roof membrane. Items such roof insulation and sheet metal are usually not included. However, there are warranties that do include components other than the roof membrane. These are called “Roof System Warranties”, offered by the Roofing Manufacturer. They can either be “Limited” or “No Dollar Limit” type warranties. This type of warranty only includes roof leakage that is caused by defects in labor or materials. It does not include damage caused by abuse to the roof. There is normally a charge for this type of Warranty. These warranties, like all Manufacturer Warranties, are subject to certain terms and limitations stated by the Manufacturer.
